KEYS:
Our pool access system was upgraded Spring of 2025. The Board held 3 key distribution events. If you still are still in need of a key, they will be distributed at the end of our Board Meetings.

Your lease needs to be on file along with an authorization form for pick up, completed by the owner. The form is located in the dropdown menu.
RULES:
Pool Hours are from Sunrise to Sunset and are adjusted accordingly. IF YOU GAIN ACCESS OUTSIDE OF THESE HOURS THIS IS CONSIDERED TRESPASSING
Children under the age of 16 must be accompanied by an adult.

POOL/CLUBHOUSE PARKING: Parking here is ONLY allowed during pool hours (sunrise to sunset) unless you are renting the Clubhouse.
Parking outside of these hours is subject to towing. NO OVERNIGHT PARKING allowed.
Per our Declarations Article IX, Section 3, you are required to submit an application for approval before making ANY EXTERIOR changes to your property. Some examples are but not limited to:
Doorbell cameras, security cameras, solar panels, satellite dish, replacing windows/doors, adding or removing landscaping, fences, anything that involves drilling into the stucco. The form can be found in the drop down menu.
NEED TOUCH-UP PAINT? Colors are on file at Florida Paints-Winter Garden location:
the 407-347-3663. Give them the community name, address, and the section of the house the color is needed for.
We are a Homeowner Association, not a Condo Association, therefore, we have a shared responsibility for maintenance.
Per our Declarations Article X, Section 14B, The Association covers certain maintenance items due to normal wear and tear only. Please refer to the document section in the drop down menu for the details.
In addition, you are required to maintain your home, which includes watering your lawn. Please follow Orange County Watering Rules. The schedule is below. Additional information can be found on their website orangecountyfl.net

Garbage/Recycling – Pickup Day TUESDAY County provides rolling carts for each household for garbage and recycling. Such containers shall be screened from view from outside of the Lot except when they are being made available for collection and then only for the shortest time reasonably necessary. Please do not place at the curb prior to 6pm on Monday. Please return cart to storage immediately after pick up or no later than 6pm on Tuesday evening. In the event the county does not pick up, you may leave outside until the next day.
Yard Waste/Large Items – Pickup Day WEDNESDAY
Yard waste and large items that do not fit in the rolling carts can be left at the curb for pickup. Please see county website for details on bundling and waste that will be picked up As the County has restrictions on what will be accepted and how it must be bundled/prepared.
Yard waste/Large Items can be set at the curb after 6p Tuesday evening. Waste should not be at the curb or visible from the street any other time. If the waste is not accepted by the hauler, the homeowner must remove it by 6p Wednesday evening and make alternate arrangements for disposal.

Pet Stations- Are provided as a courtesy. Please be a responsible pet owner and pick up after your pet. You should carry your own waste bags for disposal, however, there are stations around the community for your convenience.
Mailbox Trash Cans-Please do not place your personal trash bags in or around these cans. Due to the recent abuse of items being placed, the HOA has removed a few of the trash cans and pet stations. Please help keep our community clean by placing your trash in your personal bin and pick up after your pets.
Groundwerks is our new landscape vendor. They are here 2 days a week. Their priority is maintenance and irrigation work orders. All irrigation repair requests must go through management and have a work order. They are spending any extra time uncovering/repairing/replacing the neglected irrigation equipment throughout the neighborhood. Please be patient as they work diligently to improve the esthetics of our community.

You are required by Florida Law to contact 811 at least 2 days before digging in your yard.. You can submit the request on their website below.
The streets in our community are public, owned & regulated by Orange County. Please report any issues directly through the 311 App or Orange County Sheriff's Office 407-836-HELP. If there is a parking issue in your alleyway, please contact the HOA or Management for assistance.
